A Development Application has been lodged for a new residential project at 1–5 Baringa Road, Northbridge, developed in collaboration with our long-standing partner, Fyve. The proposal seeks to revitalise the corner of Baringa Road and Nulgarra Street with a high-quality residential development that celebrates lifestyle, community and connection to its natural surroundings.
Located within one of the NSW Government’s Low and Mid-Rise (LMR) housing zones, which aims to deliver much-needed “missing middle” housing, the project introduces a refined residential typology while maintaining strong connections to the surrounding neighbourhood and the nearby Northbridge town centre.
The proposal comprises 31 residences across six levels, offering a mix of two- and three-bedroom apartments designed to maximise natural light, cross-ventilation and sweeping views. Many apartments will enjoy outlooks toward the North Sydney skyline, the Shore playing fields and the bushland of Flat Rock Gully and Flat Rock Creek, strengthening the relationship between indoor living and the surrounding landscape.
The building form steps back through the upper levels to respond to the scale of the streetscape while allowing balconies and terraces to capture sunlight and views. Landscaping at ground level will enhance the street presence along Baringa Road and Nulgarra Street, complemented by a landscaped rooftop communal space that encourages connection and shared amenity for residents.
Sustainability is embedded throughout the design, with the building oriented to maximise solar access, natural daylight, and cross-ventilation. Native planting, energy- and water-efficient systems, and rooftop solar panels support the project’s long-term environmental performance, alongside 16 adaptable apartments designed to support diverse and flexible living.
