Challenge

The challenge was to create a new community of 359 dwellings on semi-rural land undergoing rapid transformation due to a planned railway station.

The developer wanted to create residences offering superior amenity to comparable developments in the area while maintaining a high yield for the site.

Solution

To create a superior product, WMK specified materials with longevity and permanence compared to nearby developments. Apartments exceed minimum size requirements and offer generous balconies, while townhouses offer greater amenity, solar access and views.

A key part of our solution was site strategy, breaking up massing into a number of buildings and taking advantage of a riparian zone. In addition, creating a variety of product was important.

Access to light, ventilation, and thermal comfort are maximised, efficient appliances and building services are integrated, and significant landscape and deep soil have been incorporated.

Outcome

WMK has created a design that will positively contribute to the redevelopment of the area and set a benchmark for quality design in this emerging area, as well as improve affordability due to the use of low maintenance materials.

The design has created a range of residential offerings that are larger and of higher quality than comparable local developments, while still meeting the developer’s yield requirements. This superior design is expected to have a strong appeal for the local market.
